Planning Board · Meeting of August 11, 2026
Auburn Planning Board advanced a 15 percent inclusionary zoning bylaw and split over how to classify a scaled-back warehouse project. The board voted 4-0 to recommend the draft bylaw, requiring affordable units at 80 percent of area median income in developments of 10 or more units, to the Board of Selectmen. It also voted 4-0 to strip a height cap in the Regional Mall Overlay District, clearing the way for buildings up to 110 feet by special permit.
A proposed Dunkin' with drive-through at 481 Washington Street was continued to September 8 after residents including Doreen Goodrich warned that Route 20 traffic already backs up for minutes at a time; traffic engineer Lisa Juan cited 37 crashes there over five years. Members split 3-1 on whether splitting an approved 102,000-square-foot warehouse at 190 Washington Street into six smaller buildings was a "major" change requiring a new public hearing, with Chair Ron Brooks in the majority. The board also granted developer Dave Delollis a three-year covenant extension, instead of the six years he sought, to build roads for a nine-lot Wallace Avenue subdivision.
