Planning Board approves coffee shop with drive-thru at 602 Southbridge

Planning Board · Meeting of May 12, 2026

Auburn Planning Board approves coffee shop with drive-thru after court settlement. Chair Jason Asirifi led a unanimous 5-0 vote to approve CEMS, LLC's special permit and site plan for 602 Southbridge Street, ending a dispute originally denied in 2024 and settled via court order in April 2026. The board continued three site plan modifications to May 26: Quality Contracting's two commercial buildings at 282 Southbridge, Mast Futures LLC's 17,860 square foot indoor golf simulator at 615 Southbridge, and Casella Waste Management's drainage upgrade at 15 Hardscrabble Road.

The golf simulator application raised concerns about parking: only 31 spaces for up to 42 peak attendees.
