AUBURN -- A single commercial-scale transfer worth $42 million dominated Auburn's latest batch of recorded deeds, even as most of the month's residential transactions carried no disclosed sale price. Worcester County Registry of Deeds records show 10 property transfers in Auburn recorded July 10, with prices disclosed in just four of them.

MARKET OVERVIEW Ten property transfers were recorded in Auburn during the period covered, all dated July 10, according to Worcester County Registry of Deeds records. Sale prices were disclosed in four of the 10 transactions, ranging from $25,000 to $42,000,000, with a median of $237,500 among the four disclosed sales. The remaining six transfers carried no recorded consideration amount. Because 60% of the period's transfers did not disclose a price, the raw count of 10 provides only a partial picture of market activity; price-based conclusions in this report are drawn from the four disclosed sales only.

At 7 Phoenix Rd., the property sold for $400,000. The sellers were Samuel Roger Shaw and Samuel Shaw; the buyer was Millbury National Bank.

At 2 Munger Dr., the property sold for $75,000. The seller was Sandra F. Boyes; the buyer was Central One Federal Credit Union.

At 8 South Ter., the property sold for $25,000. The sellers were Grigory Malyshev and Tatiana Malysheva; the buyers were Homestead Funding Corp. and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN No single street recorded more than one disclosed-price sale.
