AUBURN -- Ten property transfers were recorded in Auburn between June 26 and July 25, but sale prices were available for just three of them, leaving a limited picture of the local market for the period.

MARKET OVERVIEW

Worcester County Registry of Deeds records show 10 property transfers in Auburn during the period. Of those, three entries include a recorded sale price, ranging from $16,909 to $116,095, with a median of $25,000 among the three priced transactions. The remaining six entries show price not yet available. One additional entry recorded a nominal consideration and is not counted among the sales figures. With pricing data available for only three of 10 recorded transfers, the period offers a limited basis for assessing overall market activity.

TOP SALES

The highest-priced transaction was 13 Carroll St, which recorded a sale price of $116,095 on June 29. The seller was listed as Gloria M. Whorton and Gloria Whorton; the buyers were Synergy One Lending Inc. and Dart Collateral Manager LLC. The second-highest recorded sale, listed with an Auburn address but no specific street name in the deed record, closed June 26 for $25,000; the seller was Brian Perez and the buyer was Bay State Savings Bank. The third priced sale, at 200 Rochdale St, recorded June 26 for $16,909; sellers were Nicole D. Lane and Jeffrey M. Lane, and the buyer was Urban Development.

NEIGHBORHOOD BREAKDOWN

No street appeared more than once among the three priced sales. Carroll Street and Rochdale Street each had one transaction with a recorded price, and one priced transfer did not include a specific street address in the deed record. All three priced sales for the period fell well under $500,000, with the highest at $116,095; no transactions above that price tier were available in this data set.

MARKET NOTES

Two of the three priced transactions involved institutional buyers rather than individuals: Synergy One Lending Inc. and Dart Collateral Manager LLC acquired 13 Carroll St, and Bay State Savings Bank acquired the Auburn property sold for $25,000. One entry, 3 Dartmouth Drive, recorded a nominal-consideration transfer from Jennifer Plunkett to Velocity Investments LLC on June 26; because the amount is nominal, it is not included in the sales figures above. Six of the 10 recorded transfers, covering 35 Preston Ave, 261 Prospect St, 8 Meadowbrook Rd, 166 Leicester St, 325 Southbridge St and 32 Pakachoag St, currently show price not yet available in registry data. No bedroom, bathroom or square-footage information was available for any property in this data set, and property type could not be determined from the records provided.
